A newer neighborhood on a sandbar

Harbor Town is young by Memphis standards. It was built starting in 1989 on Mud Island, a sandbar in the Mississippi River northwest of downtown, by the Henry Turley Company in a new urbanist style. Streets are walkable and houses sit close together, with row houses, townhomes, cottages and apartments near shops, parks and a marina.

Newer construction means fewer of the old roofline gaps found in Midtown. It does not mean no rodents.

Water on every side

The river and the harbor edges are Norway rat habitat. Riprap, brush and drift along the banks give rats cover close to homes. Rats move into yards, garages and under decks, especially when the river rises and pushes them off the banks.

Townhomes and row houses share walls. Mice that get into one unit through a garage door gap or a utility line can move along the row. Mature landscaping, and trees planted when the neighborhood was built that are now well grown, give roof rats a way onto rooflines.

Decks, docks and landscaped common areas

Harbor Town has parks, walking paths and landscaped common areas tended by the neighborhood, plus homes with decks and patios close to the water. Dense shrubs and ground cover in common areas give rats cover between the river edge and the houses. If you see rats on a path or near the marina, tell the HOA or property manager so common areas can be treated along with private yards. Check under decks for burrows and keep pet food indoors.

What to check in a Harbor Town home

Ask a technician to look at garage door seals, the gap around AC lines, dryer and bath vents, and the roof where it meets a neighboring unit. Decks and patios near the water should be checked for burrows underneath. For shared-wall homes, talking to neighbors or the HOA about treating at the same time saves repeat visits.

Read mice in the walls if the noise seems to come from a shared wall.

Before you call

What to say when you call

Your call goes to an independent rodent control provider serving Harbor Town. Two minutes of detail up front gets you a straighter answer on timing and price.

Tell them

  • ✓Rats or mice, if you can tell. Mouse droppings are rice-sized; rat droppings run about half an inch or longer.
  • ✓Where the activity is: attic, ceiling, walls, kitchen, crawl space, garage, yard or under the slab.
  • ✓How long it has been going on, and whether the noise or droppings are getting worse.
  • ✓The building: brick ranch, Midtown bungalow on a crawl space, townhome, apartment, restaurant or warehouse.
  • ✓Your neighborhood or ZIP code and the times that work for a visit.
  • ✓Anything already tried, like snap traps, store bait, foam in a gap or a past service.

Ask them

  • ?Is the company chartered by the Tennessee Department of Agriculture (or licensed in Mississippi, for DeSoto County)?
  • ?Will the technician seal the entry points, or only set traps and bait?
  • ?How many return visits does the price cover, and what does an extra one cost?
  • ?Can I see the plan and the quote in writing before work starts?
  • ?What goes inside the house, and how is it kept away from kids and pets?

FAQ

Harbor Town rodent questions

Do floods push rats into Harbor Town homes?

High water can push rats off the riverbanks toward higher ground, which can mean more activity near homes. Sealing garages, decks and foundations helps.

My townhome neighbor has mice. Will I get them too?

It is common. Mice travel through shared walls and attics. Treating both units around the same time works better than one at a time.

Are newer homes safe from rodents?

They have fewer large gaps, but mice need only about a quarter inch. Garage doors, utility lines and vents are the usual entry points.
